Houston Gateway to the Americas

The Colombia Texas Chamber of Commerce, the U.S.-Panama Business Council, the U.S.-Mexico Chamber of Commerce, the Greater Houston Partnership, the University of Houston, and Houston First have joined forces to organize the first hemispheric Conference & Expo in Houston titled “Houston: Gateway to the Americas”, to be held at the The Westin Houston, Memorial City on October 24-26, 2016.

Why Houston?

Houston is the fourth largest city in the United States and the fifth largest metropolitan region. It is recognized as the United States’ epicenter of Energy Center and its Texas Medical Center is unparalleled in the world. car-1In recent years, Houston apartment developers have engaged in an arms race of sorts. Call it the amenity industrial complex.

Although many early apartments offered a concrete pool and a community laundry room, the newest luxury apartments boast ever more impressive amenities.

The latest and greatest apartments feature a demonstration kitchen, a rooftop garden and even a 24-hour concierge service and valet parking. Some apartments even cater to renters of the canine kind, offering dog washes and dog parks.

However, the majority of apartments in the Bayou City still lack some of the basic amenities found in these new properties, according to a new Apartments.com report.

The Chicago-based online apartment marketplace — a subsidiary of Washington, D.C.-based CoStar Group (Nasdaq: CSGP) — found that only a quarter of Houston apartment complexes in its database offer a gym, a pool and on-site laundry facilities.

Just 686 of some 2,800 Houston apartment buildings offer these three amenities, according to Apartments.com. When looking at amenities offered per unit, Apartments.com found that a little more than a third of some 542,500 units in Houston offered those amenities.

In fact, Houston ranks No. 7 nationally for the number of apartment units per capita that offer a pool, gym and laundry facilities, according to Apartments.com.

Developers and remodelers can flip Class B and C apartments for a profit by upgrading the pool, adding a gym or including in-unit washers and dryers.

CITY OF KATY, TX (Covering Katy) – The video animation of a two mile boardwalk project planned for a large open lot behind Katy Mills, south of Kingsland Boulevard was recently displayed for members of the city council and now Covering Katy has obtained a copy of the video.

The project will be anchored by a convention center, a hotel and a boardwalk that will circle an 80 acre pond.  The boardwalk will also have viewing stations when completed.

While the project will take 8 to 10 years to complete it won’t be nearly that long before construction begins.

“I would hope we would start breaking ground later this year,” said Kayce Reina, director of tourism, marketing and public relations for the city of Katy.

When completed, the project will have have condos, office and retail space, a parking garage, restaurants and other amenities. The development, including inflation, is expected to cost Katy about $49 million dollars. The bulk of the project will be paid for by a developer and who will be reimbursed from future tax revenue generated by the development. The same model of financing was reportedly used by the city for construction of the Katy Mills Mall.

The city also believes Fort Bend County will pay for some of the project’s infrastructure.

The project would coincide with an expected $25 million facelift of Katy Mills from owner Simon Property Group.

Additional land still needs to be purchased to complete the project.  The city is currently in negotiations to purchase that land according to Reina.
